RXR brought our studio in to design and stage the model residences at Magnolia, its rental building at 85 Jay Street. Steel-framed windows look out over DUMBO's brick warehouses, so we kept interiors contemporary and airy, with a restrained palette that complements the view.

The brief

Every typical layout in the building, from studio to two-bedroom, got its own design. Each selection had to show renters how a real household would live there: where a desk goes, how a sofa and dining table share one room, where guests sleep. We planned every model around those everyday routines.

The design

Wall colors were chosen in quiet greys and blue-greens that warm the white trim without competing with the strong architectural elements of the building. Art complements that palette and echoes the steel and masonry beyond the glass: a rust-and-gold abstract over one bed, beach photography in the living area, a gilded mirror beside the desk.

Living areas had to hold both seating and dining, so every piece was chosen for scale and each layout reads as open and functional. That kind of planning comes naturally to our team after years of furnishing New York apartments. In the two-bedroom, the second room became a home office with a desk under the window, since many renters were looking for space to work.
