70 Pine is an Art Deco landmark turned rental tower, and its residents needed somewhere to work, meet and unwind without leaving the building. We designed the eighteenth-floor lounge and terrace as a communal space for tenants, with custom furniture from local studios.

The space

A single floor had to serve as conference room, coworking space, TV lounge and outdoor dining terrace, often all on the same day. So our approach started with laying out the plan around how residents spend their time there.

The design

We gave each zone a distinct job and its own mood, then connected the spaces through shared materials and complementary palettes. Deep navy walls make the work areas feel focused, while the main lounge stays bright, grounded by a patterned rug and cobalt upholstery.

We sourced and designed commercial contract-grade furniture that is as beautiful as it is durable. Our team created several pieces specifically for the floor, including a walnut conference table, a seating counter along the navy wall and stools to match.
